Genie Weather Seal Replacement: The Jacksonville Owner’s Guide

We stock and install Genie-compatible weather seal replacement in Jacksonville, with most jobs running between $120 and $240 installed, depending on your door width and seal type. Most Genie doors use a T-style or bulb-style bottom seal that slides into a retainer channel, and we carry both on the truck. You’ll usually notice the problem when daylight peeks under the closed door, or when your garage floor stays damp after an afternoon thunderstorm rolls through Mandarin.

Weather seal, sometimes called astragal, is the rubber strip that runs along the bottom of your garage door. On Genie doors it’s often a vinyl bulb profile mounted in an aluminum retainer, and it’s genuinely one of the simplest parts on the entire door assembly. No springs under tension, no cables, no wiring. But once it starts to go, it fails in a hurry, and the Florida heat doesn’t do you any favors.

Which Genie Models This Applies To

Genie weather seal retainer channels are built around a few common profiles, and the good news is most Genie residential doors use one of two: a T-channel that accepts a T-style seal, or a round-bottom retainer that takes a bulb seal. If your door was installed in the last 15 years as part of a Genie “complete door system,” you likely have the bulb style. Older doors, or doors where the Genie seal was paired with a third-party panel, often run T-style.

Here’s the compatibility gotcha we see weekly in Jacksonville: Genie door openers and Genie door panels are two different product lines. The Genie-branded opener hanging from your ceiling doesn’t mean the door panels themselves are Genie. We’ve rolled up to homes near Southside Boulevard where the opener says Genie, the door is Clopay or Wayne Dalton, and the bottom seal is whichever profile that door manufacturer used. That’s why we always measure the retainer channel itself – width, slot shape, and seal profile – rather than trusting the brand name on the motor.

OEM Genie seals are fine, and we install them when the door is still under a panel warranty. But quality aftermarket seals from brands like Action Industries or ProSeal use the same vinyl compounds and generally cost $10 to $30 less per seal, which isn’t nothing when you’re already paying for labor. We’ll give you the choice, and we’ll quote both before we start.

A note for the record: Doyle Garage Doors Jacksonville is an independent service provider. We’re factory-trained to work on Genie equipment and we stock Genie-compatible parts, but we’re not affiliated with or endorsed by Genie corporate.

Signs Your Genie Weather Seal Replacement Is Failing

  • Daylight under the door when it’s closed. This is the one we hear about most. Walk to the back of the garage, look toward the door, and if you see light between the floor and the seal, the seal has compressed, torn, or pulled from its retainer channel. Florida’s afternoon sun makes this hard to miss.
  • Wet garage floor after rain. Jacksonville’s summer storms push water against the base of your door with real force. A cracked or flattened seal won’t stop it. You’ll see damp spots spreading from the door line toward the interior of the garage, and in older homes near San Marco, that moisture eventually finds its way into baseboards and drywall.
  • Leaves, bugs, or debris inside the garage. Palm fronds and oak leaves slip under small gaps quickly. If you’re finding plant matter near the door track or along the back wall when the door hasn’t been open all day, your seal has significant wear.
  • Cold drafts or heat radiating through the lower door gap. In January, Jacksonville nights dip into the 40s, and a failed seal makes a garage feel like a carport. Come July, that same gap admits humid air that works your AC harder. If the garage never felt comfortable and the seal looks brittle, it’s time.
  • Visible cracks, splits, or flattening on the rubber itself. Get down and run your fingers along the seal. UV exposure from the Florida sun hardens the vinyl over time, and what starts as hairline cracks turns into full splits within a season or two. Once you see cracks forming, the seal has maybe one year left, often less.

Replacement Cost & What’s Included

In Jacksonville, Genie weather seal replacement typically runs $120 to $240 installed. The lower end covers a standard 9-foot-wide single door with a straight T-channel seal swap. The upper end covers wider double doors, bulb-profile seals, or jobs where the aluminum retainer channel itself is bent or corroded and needs replacement along with the seal.

Here’s exactly what that price includes when we do the work: the seal material itself (OEM Genie or quality aftermarket, your choice), removal of the old seal and cleaning of the retainer channel, cutting the new seal to length, sliding it into place, and testing the door on its full cycle to make sure the seal seats evenly across the floor. No hidden line items. The price you’re quoted before we start is the price on the invoice when we finish. Every weather seal replacement carries our 365-Day Done Right Promise – if the seal fails within a year of installation, we come back and replace it at no charge, no argument, no deductible.

Service Jacksonville Price Range
Bottom weather seal (single door) $120 – $180
Bottom weather seal (double door) $180 – $240
Fully weatherproofing the door (bottom, sides, top) $180 – $340

DIY or Call Us?

Weather seal replacement is one of the few garage door tasks where a careful homeowner can do the work themselves, and we’ll be honest about that. If the retainer channel is in good shape and the old seal slides out easily, you’re looking at a 30-minute job with a $20 seal from a hardware store. No tension springs involved. No electrical. The worst thing you’re likely to do is cut the seal too short and have to buy another one.

But here’s where we see DIY attempts go sideways in Jacksonville: the retainer channel isn’t straight anymore. Someone backed into it. Hurricane winds twisted it. Or corrosion from years of salt air has locked the old seal in place. At that point you’re not replacing a seal – you’re removing and remounting an aluminum extrusion, and getting it wrong leaves you with a door that leaks worse than before. If the channel is bent, cracked, or the old seal won’t budge, call us at (904) 549-9535. Aaron Teague and the crew have been doing this long enough to tell you in one visit whether you’re looking at a simple swap or something more involved.
